Asset lifecycle: commissioning, maintenance and decommissioning templates
Three templates for an asset's life from installation to retirement: commissioning and handover, the maintenance cycle, and decommissioning, plus equipment qualification, laboratory retirement and two commissioning SOPs.
The asset lifecycle is the arc a piece of equipment follows from the day it is installed to the day it leaves the register: commissioned and handed over into routine operation, maintained through years of work orders, and finally decommissioned, disposed of and struck off. Three templates cover the arc; four more cover qualification, laboratory retirement and two sector-specific commissioning routes.
Commissioning begins where installation ends: a punch list clear of category A items, a mechanical completion certificate, a safety review with LOTO points identified, cold then hot commissioning, a sustained performance test, operator training and an asset record with a PM plan created before handover. From that handover the asset belongs to the maintenance cycle, where schedule, condition monitoring and fault reports all raise work in the equipment maintenance process, until a decommissioning request and a write-off approval begin decommissioning: isolation, decontamination, removal, a disposal route decision and the asset struck off the register.
The failures are at the two ends. An asset handed over with open punch items or without an asset record inherits its commissioning defects as maintenance backlog, which is why the commissioning chart checks the punch list at both the start and the finish. At retirement the risk runs the other way: the asset is gone but its history, data and open work are not. The decommissioning chart asks whether a control system or data is still on board before disposal, and the laboratory equipment retirement chart asks whether the equipment or its records are needed for ongoing work, then keeps the asset segregated until the disposition is authorized.
Where intended use has to be proven, not just function, equipment qualification runs an approved plan of checks and issues a controlled status with its limitations recorded. Two sector-specific commissioning routes are included: the electrical system commissioning SOP, with its energization-approval gate before functional testing, and the instrument installation and commissioning SOP, which loop-tests and calibrates before the customer signs. The years between the two ends are the maintenance family, and the projects that install the asset in the first place are project delivery.
