Data center build Gantt chart: power, cooling and staged testing
An editable data center build Gantt chart: power availability, long-lead generators, switchgear and chillers, overlapping fit-out, five staged test levels and handover to operations, with dependencies and milestones.
What the data center build gantt chart: power, cooling and staged testing process is
A data center looks like a building project, but the building is not what sets the date. The shell can be finished while the site still waits for a power supply it cannot use, and a finished shell with no generators in it is only an expensive warehouse. The long waits are outside the construction team: the utility's answer on power, and the factories that make the generators, switchgear and chillers. A timeline makes those waits visible early, while you can still act on them.
This template has four groups: Site and power, Long-lead equipment, Building and fit-out, and Commissioning and handover. It has 21 tasks and four milestones: "Power availability agreement signed", "Building weathertight", "Utility supply energised" and "Handover to operations". "Secure site and confirm design brief" is the only starting task. "Wait for utility power availability study" (20 working days) is a plain wait task: replace its length with what the utility tells you. The orders for "Order generators and switchgear" and "Order chillers and cooling plant" (3 days each) wait for the agreement, but start 8 days into "Develop power and cooling design", because the equipment can be specified before the design is finished.
Then the plan splits. "Manufacture and deliver generators and switchgear" (45 days) and "Manufacture and deliver chillers" (30) run in a factory, while "Build foundations and shell" (35) starts 10 days into the design and ends at "Building weathertight". Electrical and mechanical fit-out overlap: "Install electrical distribution and cabling" (25) comes first, and "Install cooling pipework and air handling" (25) starts 5 days after it starts. "Set generators, switchgear and chillers in place" (10) waits for the factories and for the weathertight building. Here, the delivery usually decides the date, not the shell.
Testing is staged, and each level gates the next. "Test equipment on site (levels 1 and 2)" (10) waits for both fit-outs and the equipment in place. "Utility supply energised" follows, then "Test power and cooling together (level 3)" (8), "Run full load test with load banks (level 4)" (8) and "Run integrated systems test (level 5)" (6), strictly one after another. A late change to the design or to a delivered unit is expensive here because it sends the work back through every test level. "Prepare operating procedures and handover files" (15) starts 10 days into the electrical fit-out, "Train operations team" (10) waits for level 3, and "Handover to operations" waits for the integrated test and the training. All durations are illustrative.
This is not the general construction plan or the equipment installation plan. The construction plan at /templates/construction-gantt-chart is led by the building trades, and the equipment installation plan at /templates/equipment-installation-gantt covers one installation. Here the generators, switchgear and chillers are ordered before the building exists, and five test levels follow the installation. If an energisation date or handover date is fixed in reality, fix the first task's start and that milestone, then read the conflict flag. A timeline schedules the work. It does not make anything safe, permitted, certified or compliant. For the testing method, see /templates/electrical-system-commissioning-sop and /guides/commissioning-and-energisation-gantt-chart.
What this flowchart covers
In this template
- Four groups, Site and power, Long-lead equipment, Building and fit-out and Commissioning and handover, with 21 tasks and four milestones: "Power availability agreement signed", "Building weathertight", "Utility supply energised" and "Handover to operations".
- A wait you do not control: "Wait for utility power availability study" (20 working days) leads to "Power availability agreement signed", which releases both equipment orders.
- Early equipment orders: "Order generators and switchgear" and "Order chillers and cooling plant" start 8 days into "Develop power and cooling design", and the factory tasks of 45 and 30 days follow.
- Overlapping fit-out: "Install cooling pipework and air handling" starts 5 days after "Install electrical distribution and cabling" starts, and both wait for "Building weathertight".
- Five test levels in a row: "Test equipment on site (levels 1 and 2)", then "Test power and cooling together (level 3)", "Run full load test with load banks (level 4)" and "Run integrated systems test (level 5)", before "Handover to operations".
When to use this template
- You are planning a data center, or a large server room, where power and cooling equipment has a long lead time.
- You want to see whether the generator and switchgear delivery or the building decides the handover date.
- The operations team needs a date for training and procedures, and you want to see what it depends on.
- An owner or investor asks when the facility can carry load, and you want to compare the finish date with the date you need.
The plan, task by task
Every task in the chart with its length in working days and what it waits for. A dependency is a step number; SS is start-to-start, FF is finish-to-finish, and +n is a lag in working days.

How it works
Replace the utility wait first
Set "Wait for utility power availability study" to what the utility tells you. Every equipment order waits behind "Power availability agreement signed", so this one number moves the whole plan.
Set the factory times from quotes
Change "Manufacture and deliver generators and switchgear" and "Manufacture and deliver chillers" to the supplier's stated times. See /guides/long-lead-equipment-gantt-chart for how to keep these visible.
Check the overlap in the design lags
The orders start 8 days into the design and "Build foundations and shell" starts 10 days in. Increase the lags if your design is less settled when you commit.
Decide how the fit-out overlaps
"Install cooling pipework and air handling" starts 5 days after the electrical work. Change the lag to match how your trades share the halls. See /guides/gantt-chart-overlapping-tasks.
Keep the test levels in order
Leave levels 1 to 5 as separate tasks, each waiting for the one before. Add your own steps, such as witness tests, and note the pass criteria in each task before it starts.
Add owners, fix any hard date, share and export
Put the responsible person in People. If energisation or handover is fixed, fix the first task's start and that milestone, then read the conflict flag. Share the chart and export a PDF or CSV.
Frequently asked questions
What usually decides the date of a data center build?
Often the power equipment and the utility, not the shell. In this template "Manufacture and deliver generators and switchgear" is the longest chain, so a change there moves "Handover to operations" directly. Replace the lengths with your own and turn on the critical path to check.
How is this different from a construction Gantt chart?
A construction plan follows the building trades. This one orders power and cooling equipment before the shell is finished and ends with five staged test levels. For a general build, see /templates/construction-gantt-chart; for one installation, see /templates/equipment-installation-gantt.
Why are the test levels separate tasks?
Each level needs the one before it to pass, so a failure at level 4 delays level 5 and handover. Separate tasks show that chain and let you add a repeat test where a failure is likely.
Does the chart make the facility safe, certified or compliant?
No. It schedules the work. Safety, permits, certification and the test criteria follow your own contracts and rules, and are recorded in your own systems.
Can I use it for a smaller server room or a phased hall build?
Yes. Shorten the building tasks, or copy the fit-out and test tasks for each hall as a group. For the method, see /guides/gantt-chart-dependencies.
